The cost of a land survey depends on several factors, which can vary widely based on the specifics of the property and the location. Here are the main factors that influence the price:

1. Property Size and Shape

  • Larger properties generally require more time to survey, so the cost is typically higher. An irregularly shaped lot, which requires additional work to measure, might also increase the cost.

2. Location and Accessibility

  • If the property is located in a remote area, has difficult terrain, or lacks easy access, surveyors may need specialized equipment or extra time to complete the survey, leading to higher fees.

3. Type of Survey Needed

  • Different types of surveys vary in complexity and scope:

    • Boundary Survey: Defines property boundaries and is typically less expensive. A typical lot and block survey without a plat costs over $600, while a typical lot and block survey with a plat costs over $1150.

    • A boundary survey for a parcel under 5 acres can cost $1150, between 5 and 10 acres $1950, and over 10 acres cost $2950.

    • Topographic Survey: Includes detailed information on elevation and natural/manmade features. Costs are dependent on the terrain.

    • Subdivision Survey: Used for dividing a property into smaller lots, often required for development, or for family. Generally, it will be the cost of a boundary plus application fees which vary from municipality or County. These fees are usually $250 or more and the attendance of public meetings, if necessary, will also add to the cost.                                              

    • ALTA/NSPS Survey: Meets specific standards for real estate transactions, especially for commercial properties, and is generally more costly.

4. Property History and Complexity

  • If a property has unclear or disputed boundaries or lacks previous survey records, the surveyor may need extra time for research, making the survey more expensive.

5. Expedited jobs

The need for an immediate survey i.e. closing soon or other needs will also add to the cost.
